Exemplar Scheme for Health Trust

JIA are exploring options for arranging new consultation rooms in a multidisciplinary clinic in Bristol. The eventual scheme will employ innovative lighting and contemporary storage systems to reduce the clinical atmosphere and general clutter found in similar units throughout the NHS.

Gloucester Mixed Use Scheme

The planning application is approaching a (likely positive) decision. The sketch-up model has been useful for illustrating the scheme to potential purchasers of the site.

Adjustments to elevation detail

On the front elevation the extent of the zinc vertical cladding has been reduced on the infill between the two existing Victorian villas. We have retained the zinc as the rustication around the main entrance door and on projecting features.

Glazing bars have been played down at the rear of the development by changing their colour from white to dark grey, simplifying the overall composition.

Early designs for scheme in Bath

A design for four houses on the outskirts of Bath. Materials are proposed to be a mixture of random and dressed local stone with clay double Roman roof tiles. A shallow plan has been adopted to give most rooms a dual aspect and views to open country to the south. Staircases are positioned to punctuate the street elevation and strengthen the skin of the terrace.

JIA have adjusted plans following detailed negotiations with Gloucester City Planners. These images show the amendments to the scheme, mainly relating to Police 'Secured by Design' recommendations.

It is a pity that we have had to compromise some of the proposed permeability of the scheme in order to address perceived risks associated with accessibility. However, the spaces between the buildings have not lost interest.

Proposed Development in Clevedon

JIA have just submitted a planning application to convert a hotel in Clevedon into 14 apartments. The proposals include the renovation and conversion of two Victorian villas and the creation of a new link containing a lift, principal circulation and a solarium. The new street elevation is to be clad in zinc with projecting features responding to the existing  rhythm and vertical emphasis of surrounding buildings. The rear elevation, overlooking the Bristol Channel, will be enlivened with zinc clad balconies.

Scheme to enhance Victorian Crescent

The intention is to enhance the visual appearance of this triangle of land by re-introducing managed gardens in the form of micro-allotments. These would be offered for rent to local residents, many of whom already overlook the site from small flats which have no dedicated amenity space. Half the site (the lower section) would be made level by the introduction of a small secure underground car park for 8 motor vehicles and 32 bicycles, constructed with an independent concrete frame and slab clad in a stainless steel trellis framework, planted up with various indigenous species of climber to provide all year around visual interest and security. Two deck level roof lights are positioned to provide natural illumination of the undercroft, reducing the need for artificial lighting. At night, low energy fluorescent lights will be controlled by movement detectors to reduce energy usage.

Discussions with local residents have established that there is strong local demand for secure parking in this area of town.
