Planning and Listed Building Permission



JIA have just achieved (06.12.13) both Listed Building and Full Planning approval for our client to convert a redundant 1930's office building into a nine bedroom hotel.

The Listed Building Officer wanted assurance that the proposals would not adversely affect the rear of the historic Rummer pub. To this end a detailed scheme for supporting the new reception pod in the courtyard at the centre of the development was devised, working collaboratively with structural engineers KB2.

This involves the insertion of a new steel structure in the rear of the Looking Glass pub on which everything is supported.

The new structure will also provide enhanced weather protection to the rear of the Listed Building, creating a better internal environment for important 16th century linen fold timber panelling in the office next to what will become the new hotel reception.

Kingswood Regeneration

JIA submitted a planning application to Bristol City Council last Tuesday for these four new houses which front a narrow road, Kingsway Avenue where it links with the much busier Two Mile Hill Road.

The site tapers away from the road junction, producing an interesting challenge for space planning. The solution involves a bespoke design with each house having a different layout to use each square metre as efficiently as possible.

Materials proposed are less formal than those selected for the previous successful application on Two Mile Hill Road with facing brickwork and vertical timber boarding under a double Roman tile roof.

Hotel in Historic Core of Bristol



JIA have just submitted a planning application for the conversion of an under-utilised  central Bristol office block into a nine bedroom hotel. This will create a sustainable reuse of a fine 1930's building,  increasing employment in the area and helping the local economy.

A new reception pod is proposed, to be slotted into the existing courtyard between the pub and the new hotel. A planted light well will provide a calm outlook for rear bedrooms. New staircases are set to replace corroded steel fire escapes and be enclosed in glass channels.

Rainwater harvesting, photovoltaic collectors and solar thermal tubes are proposed to reduce water and power consumption in the hotel. New roof terraces are to be formed with the potential for home grown vegetables.

The pre-application discussions with Bristol City Council were very positive and we are expecting a decision in mid October.

Renewable Energy


The Tea Shop at the Old Quarry in Weston-super-Mare uses a lot of hot water for washing up cups and dishes. Until now this was powered by expensive peak-time electricity.

A solar thermal installation was selected as the best solution for saving energy and running costs. The more the sun shines the busier the Tea Room is and the more hot water is produced by the vacuum tubes! An array of 10 of these are mounted on a steel frame on the roof of one of the quarry buildings, facing south. Hot water is stored in a tank in the void above the Tea Room kitchen and a single pipe feeds a dedicated mixer tap (to prevent scalding) at the sink.

Weston-super-Mare Civic Society runs the Old Town Quarry and promotes the development and use of renewable energy. The new installation is clearly visible to visitors when they enter the Quarry, demonstrating a practical solution to an everyday problem.

Planning Approval for former Pub Site



Planning approval was given by Bristol City Council last Friday to the conversion of an existing pub into two houses and the construction of three new dwellings on adjacent derelict land. It is intended to enhance and reinforce the existing street scene with the the new building, which will take the place of an intrusive advertising hoarding.

Sport Pavilion Conversion


Following a positive sites inspection by local councillors last Friday this application is due to be considered by South Gloucestershire Council Planning Committee (East) on the 25th April. 

The proposals include re-cladding the rendered concrete blockwork with pennant stone and replacing the profiled metal roofing with slate. The original building was an RAF mission hut, which was moved from RAF Melksham when it closed in the mid 1960's. The fabric insulation will be massively upgraded and heating provided by a ground source heat pump.

Urban Infill


Our most recent planning application, submitted at the beginning of the week. The site wraps around the junction of Two Mile Hill Road and Kingsway Avenue in Kingswood, Bristol. The scheme includes the conversion of the former Prince Albert Inn and new houses to create a total of 9 new dwellings.
